So, is your property compliant? Some information you need to know before renting your property with a pool.
•Ensure the barriers to pools and above ground pools comply with current safety regulations. Find these regulations here.
•Take immediate action if a local council’s check finds that the pool barriers are not compliant.
•If installing, constructing or altering private swimming pool barriers, including windows, doors and gates that provide access to the pool area, remember that you must obtain a building permit from the local council.
•Maintenance requests for pool barriers are considered urgent. Tenants have the right to authorise urgent repairs if you don’t respond within 48 hours. If you receive a maintenance request for your property’s pool barrier, your quick response is important.

As your property management agency, we work with you to ensure the appropriate paperwork is in place. This includes:
•Generally, our standard leasing agreement states that any tenant must obtain permission to erect a pool over 300mm in depth and if approved, the tenant/s must provide compliant fencing.
•We check at property inspections that tenants have not erected a pool without prior approval and that they have followed the appropriate steps to fence the area.
•At the start of the tenancy, we provide tenant/s with Form 1AC Information for Tenants which includes important safety information for tenants including in relation to regards pool/spa barriers.
