In this market, securing new listings can be challenging for agents.
Data sourced from Consumer Protection shows that there are 5,550 registered sales representatives in the state and currently only 3,860 properties on the market.
Within the past 12 months the number of listings has lowered by 45.9% and the number of representatives in the state has reduced by nearly 800.
Realmark managing director John Percudani said in a market with limited stock it is essential to leverage off your agency's knowledge and proven methods to secure listings.
“At Realmark we offer resources to ensure agents are positioned to achieve their sales aspirations and can become their personal best,” he said.
“These resources give our agents the ability to clearly articulate a defined sales process and discuss how the correct combination of sales method and marketing can ensure the best result. This gives clients confidence and is a key advantage in gaining listings.
“Not only does it attract potential sellers, but it helps to attract a well-informed client with a stronger appreciation of the value of the agent and the fee levied.
“Within the market it is also clear that sellers are attracted to agents with consistency in their agency brand and market presence over different property cycles, as this conveys stability and reliability.
“Clients are now more interested in understanding what sets agents and agencies apart, beyond the transactions and self-advocacy.”
Jeremy Shirazee from Realmark Urban has used these tools, signing up and impressive thirteen listings against the grain within the first 45 days of 2024.
“To give you the best chance at earning a listing, you need to nurture your relationships by delivering exceptional service, understanding your client’s journey, and using diverse marketing channels,” said Mr Shirazee.
“Make sure your brand and agency are well-known to your target audience and area. I do this using a layered approach through various physical and digital marketing strategies that are templated within Realmark’s systems.
“This ensures that you are always at the forefront of clients' minds when they consider selling.
“I keep in touch with past clients, offer advice, and maintain trust to encourage repeat business and referrals.
“If you are consistent at following these techniques potential clients will remember you and will be more likely to get in touch when they need assistance.”
Mr Shirazee also highlighted the importance of matching a potential seller's curiosity with unwavering confidence and passion.
“Agents in this market are tired, so bring forth a level of energy sellers can't help but buy in to, a process with a track record they can't go without, and an experience they will want to share with their friends and family.”
