The property, a family home on a 685sqm Hay Street block, attracted considerable attention and interest from prospective buyers.
Selling agent Daniel Ranshaw credits sticking to a smart sale process for the milestone result.
“The property owners acquired a new residence just before Christmas, prompting an urgent need to sell their current property,” he said.
“In response to this urgency, we discussed and formulated a strategy aimed at achieving the best possible result within their ideal timeframe.
“We agreed upon a Set Date Sale strategy, to ensure we weren’t cutting ourselves short by excluding potential strong offers.”
A Set Date Sale is a strategy whereby potential buyers are given a deadline to submit offers to the selling agent.
Once this deadline has been met all offers get presented to the vendor to see if they would like to accept any of them, negotiate further, or put the property back on the market.
In this case, the Set Date Sale period was 15 days.
“Properties are currently likely to receive an offer quickly. However, using a Set Date Sale strategy allows buyers to have enough time to do their due diligence which creates a competitive environment ensuring the owners receive the best price the market is willing to pay,” said Mr Ranshaw,
“Over the 15-day campaign, which included five open homes, 208 buyer parties came through the property, which is the highest attendance I’ve seen in a condensed period.
“Notably, a record-breaking 20 offers were submitted and resulted in the remarkable sale price of $2,055,000 - breaking the Hay Street record in Jolimont and surpassing any comparable sales in the suburb by approximately $250,000.
“The record-breaking sale can be attributed to two key factors. Firstly, the strategic time on the market allowing every potential buyer to visit the property, generating a competitive bidding environment. Secondly, the property was perfectly aligned with the market demand, as it was a truly rare offering.”
Mr Ranshaw describes Jolimont as one of Perth’s best kept secrets.
“Located between the ocean and the city with an abundance of nature, amenities and modern-day convivence, it’s an extremely attractive location,” he said.
“It was a privilege to be a part of this remarkable journey and to achieve this result for my client,” said Mr Ranshaw
