Record sales highlight buyer demand

It's clear lockdown and restrictions have not dampened the real estate industry as several record-breaking sales highlight the extent of bidding wars across Perth amid low stock levels.

Last week, a home at 1 Steeplechase Green, Floreat, broke the record in the Perry Lakes area for a three-bedroom home without a pool.

"The home sold for $100,000 over what we were expecting and there have only been three other sales higher than this one, and they were on a lot more land and all had pools" selling agent Ryan Smith, from Realmark Urban, said.

"I'm finding buyers are looking for a premium product and they're willing to pay for it."

Homeowners Justin and Jenelle understood it was a sellers' market and therefore expected a good result. Their home was initially marketed to invite offers by July 12, but the closing date was brought forward to July 6 following the huge demand - the day after the latest strict restrictions lifted following a four-day lockdown.

"We had over 100 inquiries on the property and 88 groups through the home opens over two weeks," Mr Smith said

The buyer, who only wanted to be known as Kevin, said his young family picked the residence because it was a matter of "right place, right time".

"The property met most of our criteria for a new family home in terms of location, number of bedrooms, modern and spacious, "he said. "It was the most suitable property that was not already under offer and aligned with our lease end date."

The self employed consultant in his 30's said he depended on professional advice to make a solid offer.
