Perth's top five suburbs for investors
With relatively affordable prices and high yields, the Perth property investment market is attracting national and international interest – but what suburbs are exciting industry professionals?

Emma Thorpe, associate director of residential property management at Realmark Urban, has highlighted five suburbs worth considering for investors.

"There are a lot of opportunities in Perth, and I am seeing high investor interest and activity in Beechboro, Balga, Belmont, Clarkson, and Gosnells," says Ms. Thorpe

"The blend of affordability, favourable rental yields, and an array of amenities in these suburbs aligns well with the aspirations of modern-day investors, making them excellent choices for those looking to invest in the Perth real estate market."

Beechboro

Nestled in the heart of Perth’s north, Beechboro has witnessed a 4.4% growth in median house prices, reaching $475,000 from September 2022 to September 2023, along with an 8.0% sales growth.

During the same period, the rental market recorded a significant 20.9% growth, elevating the median rental price to $550 per week

Beechboro's amenity-rich locale, including shopping centers like Altone and Beechboro Central, and seamless transport connectivity to the CBD via Morley or Bassendean Train Station, enhances its appeal to prospective investors and residents.

Balga

The suburb saw a 9.1% sales growth with a median sales price of $397,000, and the rental market flourished with a 30.2% rental growth, bringing the median rental price to $547 per week, all between September 2022 and September 2023.

The presence of shopping facilities like Mirrabooka Square, Westminster Shopping Centre, and Stirling Central, along with an abundance of local public transport options, further accentuates Balga's investment appeal and desirability

Belmont

Belmont registered a 14.4% growth in property values over the year from September 2022 to September 2023, with a median sales price of $530,000.

The rental market has demonstrated a strong 33.3% growth during this period, setting the median rental price at $600 per week.

A suburban lifestyle with ample local shopping facilities and the Perth CBD close by means that Belmont residents can enjoy the best of both worlds.

Clarkson

Clarkson recorded an impressive 14.3% growth in property prices over the year from September 2022 to September 2023, bringing the median house price to $503,000.

During the same period, the rental market in Clarkson has seen a 15.8% rental growth with a median rental price of $550 per week.

One of Clarkson's major features and an attribute that has contributed to the suburbs growth is the establishment of the Clarkson Railway Station following the extension of the Perth railway line in 2004. Clarkson also has several parks for residents to enjoy, a local shopping centre and a number of schools, such as Clarkson Community High School and Somerly Primary School.

Gosnells

Gosnells presents a relatively affordable market entry with a median price of approximately $370,000, which saw a 10.4% increase in the 12 months leading to January 2023. From September 2022 to September 2023, the suburb experienced a 15.1% growth in property values.

Situated approximately 20 kilometres south-east of Perth, Gosnells offers residents convenient access to the city centre plus a great range of local amenities including a performing arts centre, a leisure centre, and numerous libraries.
